Does Your Property Listing Use Frosted Marketing Language?

BUYING A HOUSE IS MORE THAN JUST SWEET BUTTERED WORDS   How confident are you about every property listing you choose to visit that the house description will be 100% accurate? Probably not that confident and I don’t blame you. A property listing may be close to accurate but it may also be buttered up just a bit to motivate you to put an offer in on the house. Real Estate trends seem to be important big-ticket accessories for buyers and sellers but even then what is being sold should be what is depicted in the property listing. Have you really fallen prey to these marketing tactics in the real estate industry? Probably because they’ve been used for years because there’s no standards apart from, “Sell that house” as fast as you can. Does granite in a bathroom or kitchen turn on your buyers excitement? Make sure the granite counter-top that you may end up owning and paying big bucks for is the real deal! Buyers remorse is a sad place to be especially when you should be excited about your new home purchase. I read an excellent blog post that every real estate agent and private seller should read- […]

Homeowners Price Drop May Cost Other Property Sellers Thousands : The Saturday Weekend Review #129

SELLING A HOUSE CAN BE HIT OR MISS   Property prices in Canada, specifically in the Greater Toronto Area (GTA) seem to be going up, not down. That sounds great for homeowners but unless they are downsizing it’s all relative because buying a bigger home comes with a bigger price tag. If you are in the market to buy a family home or even an investment property be ready to shell out big bucks. We live in the GTA and property prices range anywhere from $400,000 to a million plus dollars which for most seem to be reasonable these days. Property prices in 2014 for Toronto according to the Huffington Post and the Real Estate Board for 2014 prove to be some of the highest in Canada with Toronto condos coming in at $663,787, GTA $542,047 and single detached at a million plus unless you get lucky. Many people who work in Toronto simply can’t afford to buy a house as the affordability level is through the roof. Some home buyers opt to buy houses in the GTA which pretty much is Toronto and commute to work like we have chosen to do. It’s not that far  even with traffic […]

Why I’m not buying your house for sale

BUY MY HOUSE……   There are reasons why I won’t buy your house for sale unless it was up for sale at a fantastically low price and here’s why.   Since spending months looking at open houses only a few years ago before we bought our current home my wife complained that I was too picky. I’m pretty sure her views have changed now over the years of learning more about the home buying process. I blogged the other day about how to avoid home buying mistakes the first time but this post goes a bit deeper into what we saw and what we were looking for in our first home. I swear she thought we would never buy a house at one point and the real estate agent was probably getting a little annoyed too. I can’t even remember the amount of houses we visited but it was quite a few although the reality is I didn’t want to buy a house just because it looked pretty. If you have a house for sale and are wondering why your house hasn’t sold yet you might want to look at some of the obvious.   Wrong MLS information   These […]

Open Houses and Nosey Neighbours, Are They Worth It?

We admit we are nosey neighbours when it comes to some open houses in our neighbourhood but for good reason. Yes, we have the “stop the car” moments when the “for sale” sign just happens to show up and we just have to go inside. It’s not often homes in our area go up for sale as we live in an area where people don’t tend to leave. Most of the homes were built about 15-20 years ago and the area is becoming quite diverse in demographics since we moved in. Back a few years ago most, OK almost all of our neighbours were either a bit older than us or retired seniors. We bought our house from a senior couple who were downsizing their home  and moving into a rented condo. Funny how some people go from owning a home to renting a home later in life. Needless to say, everybody knows everyone in our small neighbourhood which can be a good thing or a one of those situations where you want to go bury your head in the sand. Over the last year or so as the silent and baby boomer generation start to move out we are seeing younger families move […]
